~~Lead Maintenance Tech- Gardiner Laundry
REPORTING RELATIONSHIP: Reports directly to the Laundry Maintenance Manager.
RESPONSIBILITIES: 1. Assumes the Laundry Maintenance Manager’s responsibilities in his/her absence. 2. Ensures proper maintenance and repairs of laundry building real property and all installed equipment in a timely, professional, economical and safe manner. 3. Assist the Laundry Maintenance Manager with maintaining and coordinating the Computerized Maintenance Management System (Maximo), related documents, material and parts requisitions, and organization for supporting the laundry operation. 4. Assists with the development and maintaining of training documents and procedures for laundry maintenance personnel and equipment. 5. Assists in maintaining a clean and safe work environment. Actively supports the Safety Committee while working with safety leaders in scheduling and conducting meetings and inspections. 6. Maintains a spirit of cooperation between Laundry Operations and Engineering. 7. Follows and complies as well as enforces company and the laundry facility policies and procedures. 8. Assists the Laundry Maintenance Manager with prioritizing workloads, labor and expenses. 9. Performs non-laundry related maintenance as assigned by the Laundry Maintenance Manager and/or Engineering.
SKILLS AND KNOWLEDGE:
1. Must possess and demonstrate leadership, interpersonal and organizational skills. 2. Must possess and demonstrate communication skills effectively, verbally and in writing, with line employees, supervisors and management staff. 3. Must be familiar with the operation and maintenance of institutional laundry and dry cleaning equipment: Manufacturer, Make, Model 4. Must possess electrical and plumbing, boiler, pneumatic, hydraulic and HVAC systems knowledge. 5. Computer skills for use in working with Computerized Maintenance Management System (Maximo), AS400, Microsoft Word, and Excel are helpful. 6. Boiler license and/or equivalent boiler experience required. 7. Respiratory protection will be worn when required. OSHA standards require a clean-shaven face and medical screening. 8. Must be at least 21 years old and possess a current, valid, driver’s license with a good driving record for the past 3 years. 9. Must be able to operate motorized lifts: Pallet jacks, Forklifts and Man lifts
PHYSICAL REQUIREMENTS: 1. Must be able to work in confined areas. 2. Must be able to work in areas with hot temperatures ranging from 80 to 120 degrees for up to 30 minutes. 3. Must be able to work in a noisy environment and be willing to wear hearing protection. 4. Must be able to climb ladders and work at heights of up to 10 feet off the ground. 5. Must be able to differentiate colors required for boiler water testing. 6. Must be capable of lifting objects weighing up to 70 pounds. 7. Must possess physical stamina and condition to be continuously active including walking, bending, crawling and lifting overhead throughout an 8 hour shift.
AUTHORITIES:• To recommend changes to ensure an efficient operational flow.• To correct any unsafe conditions.• Ensure proper implementation of maintenance, safety and operating procedures for laundry operation.• Develop, implement and monitor training for laundry maintenance and laundry operations staff as required.• Promote Xanterra Company sustainability initiatives by preventing any negative impacts to the environment and incorporating best management practices.
